CONSTRUCTION PHASE

Our Project Management Services

• Conduct pre-construction conference.

• Review and implement independent testing procedures for architects, engineers and contractors

• Develop and monitor schedules to review shop drawings with architects, engineers and contractors.

• Review contractors’ “As Planned” construction schedule and procurement schedule.

• Monitor construction progress and conduct progress meetings with architects, engineers and contractors.

• Review contractors’ monthly schedule updates.

• Monitor timeliness of architects’ and engineers’ responses to “Requests for Information” (RFIs).

• Administer project progress payments.

• Track actual costs versus budgeted costs, and recommend cost reduction and cost control measures.

• Review project correspondence, change orders, and claim submittals.

• Make recommendations for resolution of claims and disputes.

• Evalute cost and time impacts of change orders.

• Develop and maintain a “Punch List” alongside architects and engineers.

POST-CONSTRUCTION PHASE

• Finalize “As Built” schedule.

• Monitor issuance of certificates of substantial completion.

• Review as-built drawings by architects and engineers.

• Review completion of “Punch List”.

• Monitor start-up and commissioning of systems.

• Coordinate final lien waivers.

• Review submittals of guarantees and warranties, operation and maintenance manuals, and applications for final payment by contractors.

• Coordinate final “walk through” inspections.
